⚠  Honest update on the AO-41 state-tracking commitment Last week I committed to tracking AO-41 state-level implementation. After this week’s research, that framing turns out to be partly wrong and worth correcting now. What I got right: State boards’ guidance does matter, and Texas (TALCB) has actively publicized AO-41 throughout the exposure-draft process. What I got wrong: AO-41 doesn’t require state-by-state adoption in the way new USPAP standards would. The ASB confirmed at adoption that AO-41 does not create new USPAP requirements but clarifies how existing obligations apply, and the advisory took effect immediately. Because Ohio’s appraiser statute already requires USPAP compliance — and Ohio Revised Code 4763.01 already defines an AVM to include AI — AO-41 is effectively operative in Ohio today. What’s actually worth tracking going forward:   •  State enforcement patterns — which boards cite AO-41 in discipline cases first   •  State guidance interpretations — TALCB and others publish memos that shape local reading   •  Ohio Real Estate Appraiser Board CE additions — the 8-hour Bias / Fair Housing course is in place; AO-41 may drive separate CE   •  GSE integration — where AO-41 meets real-world implementation pressure (see UAD 3.6 below)

The new Uniform Appraisal Dataset standard is currently in broad production with the mandatory use date for all new appraisals sold to Fannie Mae and Freddie Mac set for November 2, 2026. UAD 3.6 replaces legacy forms with a single dynamic URAR, enables AI-driven collateral analyzers like Clear Capital’s AURA to validate data points automatically, and forces lender LOS integration work this summer. Combined with AO-41, this is the operational story of 2026 for appraisers.
